Don’t you wish you could stop those annoying credit card offers?  Junk mail credit card offers will be a thing of the past once you opt out either electronically or in writing. No more overstuffed mail box or your personal information getting sold to the highest bidder.

If you opt out in writing it is permanent , but electronically it is supposed to last for 5 years. when you “opt out” of upcoming credit card offers, your score will actually improve!

Stopping Credit Card Offers Benefits Your Credit Score

I have heard varying results betwen 3 to 15 points and with everyone’s credit profile differing results will certainly vary. Cross your fingers for a higher result though! While the junk mail won’t stop instantly, it will taper off and then stop in a few months.  The creditors sending the offers don’t pull a new list every time they mail, but once they do update it you won’t be on there. Improve Your Credit Score Further

If your credit score needs more help than that, a secured credit card might be the way to go. It costs very little (about $25 a year) but goes a long way to adding positive info to your credit profile.  If you have tons of credit card debt already, obtaining a new credit card may not be the answer for you. You need to have different types of credit on your report and having only credit cards is not the answer. We all want to be debt free but life often gets in the way. Plus it’s difficult to rent a car or hotel room without a credit card. Sossaman Estates Home Values

What are homes in Sossaman Estates worth? Should you buy there? Are sale prices moving up? In this video I’ll give you the straight scoop on sold properties and what that means to you. Sossaman Estates in Queen Creek is located just south of Queen Creek road on the east side of Power Road. Large lots and basements are just some of the options here in this community.

One thing you won’t easily find out about Sossaman Estates in Queen Creek is all the neighborhood parties that happen here. Every year in the biggest park with the volleyball courts they have a huge Halloween party with booths and games for kids. There’s a costume parade for the kids and brave adults, a “trunk or treat” style trick or treating where the candy flows like water from the waterfall. Oftentimes they’ll have a rock wall for climbing, inflatable funhouses or slides and a “cake walk” for smaller kids. You really do get to know your neighbors in Sossaman Estates due to these events. Later in the year they host other events, but none are as big as their Halloween party- it really draws a crowd.

2 Things Every Arizona Landlord Should Know.

2 Things Every Gilbert Landlord Should Know

There are two things every landlord should know about when investing in property here in Arizona.  But no need to take my word for it, you can learn it the hard way like so many before you.  Sometimes that’s the only way I can learn something!

 

1. Privilege Tax

As a property manager in Gilbert Arizona I collect privilege tax (or rental tax as it’s called in Gilbert) on every investment property.  Right now the City of Gilbert rental tax is 2% of the rental amount.  But before you can start paying that you have to register your property as a Residential Rental Property with the county of Maricopa.  It will cost you $10.00 and it’ll be the best money ever spent and here is why. If you don’t pay your Gilbert rental tax Maricopa County will send you are terrible letter explaining why you owe them thousands of dollars.  The fine starts with $1000 and ends up with $100 per month that the home was rented without rental taxes have been paid.  If you had it rented for 12 months there goes $2200 right out the window.  Can you see how the $10.00 is a much better investment?

2. Being Too Nice

The other common thread that I find when signing up new client is landlords that manage their own property are too nice to their tenants.  It doesn’t sound true but it is.  And I don’t mean just to their relatives who might rent from them I mean the nice family they found through Craigslist.  Oftentimes the tenant isn’t screened because the landlord has a good feeling about them or doesn’t know how to check for felonies, judgments or convictions.  Or worse the landlord doesn’t collect late fees and allows the tenant to slide on paying rent when they get around to it.  One of the more recent clients I now manage for had a tenant living in their rental for 10 months with no rent paid, and the landlord was paying the electric bill to boot!  No it wasn’t their son or daughter or other relative!

Eviction

I understand that everyone has challenges and none are exempt from that fact.  You can make deals with your tenant to pay late, but that doesn’t mean you don’t start the eviction process.  You don’t necessarily need to finish but it does need to start so they know you’re serious.  If they don’t come through, you already started the timeline and can execute if needed.  We use evictions as a last resort and out of the 2000 properties we manage,  I can count on my fingers (no toes needed) how many evictions we had this month.

Print advertising doesn’t work.  When was the last time you opened the phone book for anything?  Or opened that junk mail that contained exactly what you needed?  The answer is you didn’t. And if you don’t why would anybody else?  If the Realtor you’re interviewing gives you a 91 point Marketing plan, I can promise you that their entire marketing plan is really inputting it to the MLS.  While this is an integral part, it’s only half the answer.

A dog with a stick in his mouth can sell real estate!” Back when I was a loan officer in West Phoenix we shared an office with a Realtor Recruiter who could often be heard saying just that. In fact, many conversations I have had with would-be home sellers tell me exactly that. They tell me that all a Realtor has to do is put your home on the MLS and it doesn’t matter which agent does that. While it’s true that once you put your property on the MLS it does syndicate out to a variety of other sites like Trulia, Zillow and Realtor.com. Now you can put your feet up and wait for all the offers to come in, right?  If only. All I would need would be a cell phone and a laptop to become the biggest beach bum Realtor you ever saw.  You may have even heard of paying a flat fee to put your home on the MLS, but after doing some independent research you’ll find what I found- that it doesn’t work.  But selling your home online doesn’t need to remain a mystery.

Let Buyers Mentally Move In

90% of all web traffic will be video in a short time. All the smarty pants guys online say so- Youtube, Cisco, Instagram etc.  Why? Because video (good video) engages sight, sound and can evoke emotion in us. When done correctly your potential home buyers will find your home for sale online and picture their baby’s first steps in the living room, playing catch in the yard or planting that rose garden they’ve always wanted. Emotion is what drives people, not logic. No one buys a Porsche for fuel economy. They buy it because of the way it makes them feel. Pictures are a close 2nd but not as a effective as video.
